Property development partner Lovell has commenced the construction of its latest mixed-tenure project, Oakwood Gardens, in Burniston, England, UK.

This development underscores Lovell’s commitment to fostering inclusive communities and addressing the pressing need for diverse housing options.

Oakwood Gardens is one of many in the company’s growing portfolio. It contributes to Lovell’s expansion in the eastern region of the country.

The £15m ($18.95m) project, situated on Limestone Road, is a result of Lovell’s strategic collaboration with Cushman & Wakefield, which facilitated the acquisition of the pastoral land.

The development will transform former grazing land into a residential community with two-, three-, and four-bedroom properties.

Lovell regional managing director Robert Adams said: “Starting work on this site in Burniston is an excellent achievement for us at Lovell. The site immediately ticked the box regarding location to further contribute to our growing Scarborough presence and regeneration of the area. We look forward to welcoming our first homeowners in due course.”

The development is set to feature 46 homes, comprising 32 units earmarked for the open market and the remainder designated as affordable housing.

In a move towards sustainability, Oakwood Gardens is designed to be free from gas heating systems. Instead, the homes will be equipped with air-source heat pumps.

Residents can thus anticipate a greener lifestyle coupled with the financial benefit of reduced energy expenditures.

Lovell is also set to inject more than £94,000 into local green spaces, which will see the development of an attenuation basin to manage stormwater runoff, wildlife-friendly initiatives such as hedgehog highways, and community spaces aimed at fostering outdoor recreation and ecological diversity.

Construction is set for completion in 2026, with the first open-market homes expected to hit the market in early 2025.

Last year, Lovell Partnerships started construction on a residential development at the Oakwood Edge site in Midlothian, Scotland.
