Hackney Council has given approval to the construction plan of the 27-storey One Fairchild Street office tower on the northern fringe of the City of London.
Set to provide 26,000m² of office space, Rocket Properties’ £300m project is designed by architect firm AHMM.
This application replaces a previously approved but uninitiated Gensler-designed scheme on the south Shoreditch site.
The new building will rise just north of Liverpool Street station on a site that has been vacant since 2019.
The council’s approval marks a change from the original plans, which included a mix of office space, a hotel, and retail areas in a 30-storey structure.
The revised project will focus solely on commercial office space, reflecting the demand for such facilities in the area.

By GlobalDataRocket Properties acquired the site from HG Europe (Shoreditch) and Folgate Estates, opting for a fresh project team with AHMM at the helm.
The team includes WSP as structural engineers, Cumming as project managers, and Montagu Evans providing heritage and townscape consultancy.
CMA Planning remains from the previous team, continuing its role as planning consultants.
The new office tower is positioned in a strategic location, described by Rocket Properties as “extremely well connected” and a “focal point” for growth.
It will expand over a larger area than the previous consent, incorporating an adjacent vacant site owned by Transport for London, allowing for a more substantial development.
The space enables the scheme to have a part seven, part eight-storey block fronting Shoreditch High Street, with the tower set towards the back.
This development is part of a broader trend of growth in the area, which includes the nearby Bishopsgate Goodsyard scheme by Ballymore.
