Morgan Sindall is poised to commence work on an affordable extra care housing scheme in Leeds, England, which aims to provide a supportive housing option for older individuals in the community.
The Middlecross project will be a three-storey complex in Armley, backed by Leeds City Council, and will provide 65 energy-efficient apartments.
Construction is set to begin next month, with the project’s completion targeted for early 2027.
The project will occupy a brownfield site between Armley Grove Place and Simpson Grove and will include care facilities alongside communal spaces such as a 50-seat dining area.
A two-acre site left vacant since Middlecross Day Centre’s demolition in 2018 will be revitalised as part of the scheme, which is being delivered via Leeds City Council’s Housing Growth Programme and procured through the SCAPE Construction framework.
The development is being primarily funded by Leeds City Council’s housing service, supplemented by £1.3m ($1.62m) from the West Yorkshire Combined Authority’s Brownfield Housing Fund.

Upon completion, the affordable housing project will help address fuel poverty and improve the health and well-being of its residents.
The project also promises to create local employment and apprenticeship opportunities.

Last month, Morgan Sindall launched the University of Leeds’ capital works programme, focusing on refurbishing existing spaces and other enhancements.
The project will deliver various upgrades across the university campus.
