Latimer, the development arm of housing provider Clarion Housing Group, has begun the construction of Dyecoats, its flagship project in Leeds, UK.
The project is set to deliver more than 1,600 new homes and generate up to £300m ($399m) in social value for the city.
In February 2025, GRAHAM was selected as the construction partner to lead the initial phase of the Dyecoats project.
This first phase, which is now underway, will see the creation of 434 homes, including 100 designated for social rent and 138 for shared ownership.
The project will also introduce a new food hall, enhanced public spaces, and improved access to the River Aire, including a new north-south river link.
The Dyecoats development is being designed to meet Future Homes Standards, aiming for net-zero operational carbon emissions and ensuring all its homes have an energy performance certificate (EPC) rating of B or higher.

“With our partners, we’re proud to be investing in a sustainable future for Leeds and ensuring those most in need benefit from this growth. Our ongoing collaboration with St George’s Crypt to provide temporary accommodation for people facing homelessness also shows that social impact is at the heart of everything we do.”
GRAHAM regional director Stephen Van den Hoek added: “We’re proud to be working alongside Latimer to bring the Dyecoats vision to life. This is a development that not only delivers high-quality, sustainable housing but also puts social value and long-term community benefit at its core.
