Specialist real-estate investment manager Goodstone Living has partnered with Hill Group and Peabody Trust to develop 360 new private build-to-rent (BTR) homes at Dagenham Green in East London, UK.

This marks the third development for Goodstone Living Partners 1 (GLP1), backed by Macquarie Asset Management and the Northern Local Government Pension Scheme.

With this project, GLP1’s portfolio will expand to approximately 1,300 BTR homes across Edinburgh, Birmingham, and London.

Dagenham Green, situated on the former Ford Motor Company stamping plant site, serves as the entrance to a broader 3,500-home regeneration master plan.

The latest development features three residential blocks between 14 and 18 storeys, located near Dagenham Dock train station, which provides residents with a direct 20-minute connection to central London.

The scheme’s amenities are designed for functionality and flexibility, including fitness and co-working areas, private dining spaces, and two private podium gardens with views of a new urban park.

A key focus of the project is sustainability, aiming for energy performance certificate B, WiredScore Platinum, and Fitwel 3-star ratings.

Construction on the project is set to begin shortly, with the first homes expected to be completed by mid-2027.

The entire scheme is scheduled to open in early 2028, coinciding with the first phase of the wider master plan.

Goodstone Living CEO Iliya Blazic said: “Goodstone’s investment in Dagenham Green demonstrates our strategy to deliver much-needed, high-quality rental housing in key regeneration areas on behalf of our institutional capital partners.

“We are committed to creating sustainable communities where residents can thrive, and this project reflects our focus on providing attainable rental housing with a tailored resident proposition, excellent transport connectivity, a mixture of functional, useable amenity space, all operated within an efficient and integrated management platform.”

Goodstone works on behalf of its capital partners to acquire, develop, and operate rental communities throughout London and other key regional cities in the UK.
