Georgia-Pacific has revealed the initial plans for a conversion project, involving the redevelopment of its 51-storey world headquarters and the adjacent city block into a new innovation and community engagement hub.
Located in Downtown Atlanta, US, the mixed-use redevelopment project is set to be completed in late 2027 and aims to revitalise the area with a combination of residential, commercial, and public spaces.
The redevelopment, expected to set a new standard for adaptive reuse in the region, will feature more than 400 apartment units on the tower’s uppermost floors, making them some of the highest residential offerings in the Southeast US.
It further includes approximately 35,000ft² for a central plaza, 125,000ft² of retail, restaurant, and entertainment space, and nearly 600,000ft² of Class A office space.
Georgia-Pacific and Koch will anchor the office component, which will be complemented by more than 2,100 parking spaces and easy access to Metropolitan Atlanta Rapid Transit Authority and Atlanta Streetcar services.
The project also outlines future phases that could see the addition of a hotel and more retail and residential spaces.

The Georgia-Pacific Center, an architectural landmark since 1982, is known for its stair-like design of pink granite and occupies the historic site of DeGive’s Grand Opera House, later Loew’s Grand Theater.
