Ballymore, in partnership with Places for London, has submitted an outline planning application to Barnet Council for the redevelopment of Edgware’s Broadwalk Shopping Centre, bus station, and garage.  

The council is set to undertake an eight-week statutory consultation upon validation of the application. 

In 2020, Ballymore acquired the Broadwalk Centre in London, UK, and has since engaged with the Edgware community and stakeholders to shape the proposed masterplan.  

The Howells-designed plan aims to introduce 3,365 new homes, including 1,150 affordable units and 463 student accommodation spaces, to the area. 

The development will also see the creation of the 4.7-acre Deans Brook Nature Park, granting public access to green space that is said to have been restricted for nearly a century.  

Gustafson Porter + Bowman’s landscape design for the project includes a new nature trail, 400 new trees, and 2.5 acres of play space, enhancing the local environment and community facilities.

The plans also include 460,000ft² of space allocated for new shops, cafés, restaurants, a larger Sainsbury’s, a cinema, and a leisure centre.  

It also includes flexible space for a potential office, workspace, and hotel, centred around a new town square. 

The master plan includes what is claimed to be a futureproof transport interchange, a public cycle hub with 200 spaces, and improved connectivity to the London Underground station. 

The scheme proposes 769 parking spaces, including 344 for public use, and will provide local car clubs and Dial-a-Ride services. 

This project is designed to be zero-emissions upon completion, incorporating renewable energy sources such as solar panels, green roofs, and community gardens.  

Subject to approval, the first phase of the Edgware Town Centre project is set to be delivered by 2031.

The entire development is scheduled for completion by 2036. 

Once complete, the project is expected to create more than 1,400 full-time jobs and contribute £80m ($104.30m) gross annual value to the local economy. 

Ballymore group managing director John Mulryan said: “We’re submitting this application 100 years on from the opening of Edgware station.

“With this master plan, we are looking to help Edgware continue to thrive over the next 100 years – with new homes, green spaces, job opportunities, sustainable travel, as well as places for friends and family to spend time together and make memories among new shops, restaurants, and community spaces.” 

Last month, Ballymore and London Legacy Development Corporation secured detailed planning consent for the Stratford Waterfront project adjacent to the East Bank site.
