Developer Capital & Centric has received approval for its plan to turn an industrial site into a £60m mixed use community next to Stoke-on-Trent’s train station in the UK.
The mixed-use urban scheme will feature 174 apartments, works spaces, shops, bars, cafes and a public square.
This project is progressing following the receipt of £16m from the UK Government’s Levelling Up Fund.
The plan for the Goods Yard neighbourhood feature The Goods Yard Living, Signal Box, Vaults Warehouse, Canalside Jetty, The Pavilion, The Good Yards Square and a hotel.
The Goods Yard Living will feature 174 apartments for rent, with a mix of one, two and three-bed homes. The new building will feature private resident gardens, and offer resident facilities such as a café or bike repair shop, alongside a gym and/or convenience store.
Signal Box will be a café-bar in the currently derelict Network Rail signal box.

By GlobalDataVaults Warehouse will see the restoration of the brick vaulted, below ground warehouse to provide a combined workspace and leisure venue.
Canalside Jetty will open up the water’s edge to the public and create a potential mooring point for visiting canal boats or a water taxi.
The Pavilion will feature a contemporary building, providing an industrial feel. It will offer 5,000ft2 of floor area in a double height space which will be available to be used as workspace or even for leisure.
The Goods Yard Square will serve as a bustling public square at the heart of the site, with seating, gardens and spaces to host pop-up events. A 150-bed hotel will be delivered as part of Phase 2.
Capital & Centric co-founder Tim Heatley said: “This is a watershed moment for Stoke-on-Trent and the Goods Yard is going to be mega for the area.
“People have fully embraced the vision, there’s a real buzz about the future and the neighbourhood. Ambitious indie businesses are already getting in touch with us about setting up shop here and have started thinking about how they could use the spaces – that’s before we’ve even commenced construction.
“We want to make Stoke-on-Trent proud and create a neighbourhood with real identity, one that nods to the city’s rich heritage but writes a new, exciting chapter. Our focus has always been on creating a genuine community with everything available to support a city centre lifestyle. People calling the Goods Yard home will have shops, bars, cafes, businesses and green outdoor spaces to meet up right on their doorstep. We can’t wait to get going.”
