Camden Council’s planning committee in the UK has granted planning permission for the renovation of EDGE Shaftesbury – also known as the 125 Shaftesbury Avenue project- an office-focused redevelopment in Central London.

This project is being delivered by developers Edge and Mitsubishi Estate London.

The existing 1980s structure of EDGE Shaftesbury will undergo a transformation into a modern 250,000ft² office building, featuring a revitalised reception on Charing Cross Road along with significant terracing.

The building is situated on a 1.2-acre freehold site just south of Tottenham Court Road station, offering direct access to several key underground lines in the city, including the Elizabeth, Central, and Northern lines.

EDGE Shaftesbury is claimed to be historically a hub for companies such as BT, Yahoo, Meta, and WeWork.

During the design period, You Me Bum Bum Train, a theatre show by Kate Bond and Mogen, and Bow Arts, providing affordable art studios and exhibition spaces, have occupied parts of the building.

The refurbishment, designed by local architect DSDHA, aims to meet the evolving needs of London’s businesses.

This project includes the creation of Caxton Walk, a new pedestrian route enhancing local permeability and activating underutilised areas.

The redevelopment will also improve the surrounding public realm with new paving, planting, and lighting, contributing to a greener community space.

Edge is focusing on sustainability, targeting Building Research Establishment Environmental Assessment Method (BREEAM) Excellent and retaining approximately 75% of the existing structure to reduce embodied carbon.

Also, the scheme incorporates green roofing, biodiversity-enhancing planting, and material repurposing, aligning with Edge and Mitsubishi’s goals of achieving absolute net zero by 2050.

This project adds to Edge’s portfolio of sustainable office developments in London such as EDGE London Bridge and EDGE Liverpool Street, and reflects Mitsubishi Estate London’s investment in the city’s commercial spaces.

In a contract awarded in January 2025, Mitsubishi Estate London and CO-RE engaged Multiplex for a £500m ($623.9m) redevelopment of the former ITV studios into a mixed-use development on London’s South Bank, with completion targeted for 2029.
