The construction of The Novus, claimed to become the tallest residential building in North Carolina’s Durham region, US, is leveraging AI-driven construction technology through a collaboration between Buildots and Samet.
This approach is aimed at enhancing project efficiency and schedule adherence for the luxury residential project developed by Austin Lawrence Partners and Global Holdings Management Group.
The Buildots platform’s AI-driven progress-tracking and predictive analytics are seen as instrumental in helping Samet anticipate and mitigate potential delays.
These features are critical for the successful completion of The Novus in downtown Durham’s Five Points district.
Designed by LS3P, the 670,000ft², 27-storey mixed-use development will feature 54 for-sale condominiums and 188 rental apartments, along with five levels of parking.
The Novus incorporates upscale condos and apartments that are “set to redefine” the architectural and interior designs in the Southeast US’ rapidly growing metro.

A highlight of the project is claimed to be the private clubroom with luxury amenities, located on the top floor.
This project marks the third collaboration between Samet and Buildots, and the second with Global Holdings utilising the technology.
Samet and Buildots’ previous joint venture, Anagram Columbus Circle in New York City, has recently celebrated a fully leased milestone, showcasing the potential of AI-driven construction technology in modern developments.
