Ballymore has submitted two hybrid planning applications for riverside sites in East London, UK, aiming to deliver nearly 3,700 new homes.
The Thames Road and Knights Road schemes, located near the Royal Docks, have been submitted to Newham Council for approval.
The Thames Road project includes 1,658 homes, with 281 affordable units and 359 co-living suites. It also proposes a new primary school, light industrial workspace, parkland, and ground-floor retail and community spaces.
The Knights Road scheme involves 1,667 homes, including 334 affordable units, and 4,000m² of light industrial and flexible workspace.
Both projects will feature open green spaces, improved connectivity, and riverfront access, contributing to Royal Wharf’s development as an active riverside neighbourhood.
These sites are adjacent to Ballymore’s completed 40-acre Royal Wharf project and are designed to integrate with the existing community.

Ballymore’s recent applications follow major submissions for the Edgware redevelopment and Ladbroke Grove over the past year.
The company now has live planning applications for a total of 11,000 homes across London. Its consented pipeline includes 5,000 homes, which could be delivered within the next six years.
This pipeline includes developments at Cuba Street on the Isle of Dogs, final phases at Embassy Gardens in Nine Elms, and town centre regeneration in Hounslow, known as The Brentford Project.
Additionally, Ballymore plans new commercial buildings and the restoration of historic buildings at Bishopsgate Goodsyard, alongside 700 homes at Stratford Waterfront.
