Real estate developer Arco Vara is preparing to launch the next phase of its development project in the Kodulahe district, located near Stroomi beach, following the recent approval of the Soodi 6 plan by the Estonian city of Tallinn.

The total investment for this project is estimated at €16m ($17m).

This new phase will feature a collection of residences that appear as three separate buildings but are linked underground, comprising a total of 62 apartments and four commercial units.

The structure nearest to Paldiski Road will consist of five floors while the sections closer to the sea will have four floors.

The timeline from the initial stages to the establishment of the detailed plan was completed in three years, a relatively quick timeframe for the planning sector, stated Arco Vara.

With the plan now in place, Arco Vara is focused on securing a construction permit promptly, anticipating that construction activities will begin in the coming months.

Last year, Arco Vara collaborated with the Tallinn City Planning Department to host an architectural competition, which resulted in the Soodi 6 area being developed based on the winning design from Apex Architecture Bureau, titled UKAUKA.

The winning design team, including architects Taavi Lõoke, Kristi Järvik, Liispet Viira, Ove Oot, and Ingrid Kaur incorporated private terrace areas and tiered roofs into the buildings, creating a distinctive aesthetic that, according to Arco Vara’s CEO, promotes a harmonious integration of urban and natural surroundings.

Arco Vara CEO Kristina Mustonen said: “Soodi 6 is a unique and inimitable architectural development within our Kodulahe district. Given its proximity to the expanding Merimetsa nature reserve, the project contributes to enhancing the natural living environment.

“A city square of urban enrichment full of greenery will also be built by Soodi Street, near Paldiski Road, so that people can hang out with their neighbours.”

As reported in Arco Vara’s third-quarter financial results, five of the 62 apartments in the Soodi 6 development have already been presold, with an additional seven reserved.

Arco Vara is an international real estate group primarily operating in Estonia and Bulgaria. The company established its construction subsidiary, Arco Tarc, in 2022, which serves as the main contractor for the building project, with completion anticipated by early 2026.

The Soodi 6 development marks the penultimate phase of the Kodulahe district, with a detailed plan also underway for the adjacent Lammi 6 property.
