
Linc Housing and W&J Investments have commenced construction on Heritage Park Apartments, a new affordable housing community within Sonoma County’s Windsor, California, US.
Heritage Park Apartments, situated at 8685 Old Redwood Highway, will cater to veterans who have faced homelessness and low-income families earning between 30-80% of the area’s median income.
The Association of Bay Area Governments reports that in Windsor, over half of rental households spend more than 30% of their income on rent, necessitating the need for more affordable housing options.
The three-storey building will offer 33 homes, including four one-bedroom, 16 two-bedroom, and 13 three-bedroom units to accommodate larger families.
Ten homes at the site are reserved for previously homeless veterans, supported by Veterans Affairs Supportive Housing (VASH) vouchers through the City of Santa Rosa Housing Authority.
Additionally, eight apartments will be subsidised with project-based vouchers from the Sonoma County Housing Authority.
Residents of these 18 homes will receive on-site support services from Reach for Home and the Veteran’s Administration HUD-VASH team.
These services will encompass mental and physical care, employment counselling, education, money management and assistance with benefits, and referrals to community resources.
The development will feature community spaces such as landscaped outdoor areas, a children’s play area, and a multipurpose room for events and activities.
Additional amenities will include a computer lab, bicycle storage, and convenient access to public transport, shopping, and other services.
The project is being financed through various sources such as loans from the Town of Windsor and JPMorganChase, a permanent loan from Citibank, and tax credit equity from Raymond James.
Architecture and design company Onyx Creative is responsible for the design of the community, with Precision General Commercial Contractors chosen as the general contractor.
