UK-based mixed-tenure developer Vistry Group has been selected by Goram Homes, a housing company owned by Bristol City Council, to construct 140 new homes in Lockleaze, Bristol.
This new development received planning approval in December 2023.
It will revitalise the former Dovercourt Depot, transforming the unused site into a new community just three miles north of Bristol’s city centre.
Half of the homes within the development will be designated as affordable housing available for social rent and shared ownership.
The remaining 50% of the Lockleaze homes will be sold on the open market through Vistry’s retail sales brands, which include Linden Homes, Countryside Homes, and Bovis Homes.
The homes will be constructed within apartment blocks of up to four storeys, offering a mix of one and two-bedroom apartments, and two to four-bedroom houses.

Additionally, the creation of a new public park at the centre of the development is expected to enhance local biodiversity by up to 10%.
Goram Homes managing director Stephen Baker said: “This is a prime example of why Goram Homes was set up. Working with Vistry, we will turn under used council land, that’s been used as storage for years, into a thriving new neighbourhood. Half of the housing here will be affordable, for council-owned social rent or shared ownership, providing much needed new homes for those who need it most.”
Vistry and Goram Homes are also working together on the One Lockleaze development, which will provide 268 homes.
In addition, Vistry has been chosen as the preferred development partner for the Hengrove Park project, which is set to deliver 1,400 new homes.
Vistry Bristol regional managing director Susan Scholfield said: “The benefits of our wider partnership with Goram Homes are now taking effect, with the first homes at neighbouring One Lockleaze complete.”
In April 2024, Vistry partnered with Hyde Group to construct new homes on the former Royal Air Force Upwood base in Ramsey, England.
