Cheyne Capital, an alternative asset manager, has appointed design and build company McAleer & Rushe to deliver a £140m serviced accommodation and hotel community-orientated project on the banks of the Grand Union Canal in central London, UK.
This mixed-use scheme will see the site of the former London Taxi Drivers’ Association headquarters in Westminster being transformed to deliver 332 serviced accommodation rooms along with amenities such as a swimming pool, a cinema and a well-being centre.
A major aspect to the development is the space dedicated to community groups and businesses. About 1,100m2 of workspace will be particularly designed for small and medium enterprises (SMEs), small start-ups and craftspeople. About 20% of the space will be capped at affordable levels in an effort to encourage community-led projects and creative industries.
Furthermore, the project is expected to support the socio-economic regeneration of the area, with inclusion of several major public realm enhancements, such as a new piazza to enable public access to this part of the waterside for the first time and also form a dining and community-focused place.
Designed to get a BREEAM Excellent rating, the buildings will vary in scale and height, from three to 12-storeys, with 2,200m2 of green biodiverse roofs.
The facade will be predominantly brick. The pavilion building will feature terracotta rainscreen cladding with large format glazed elements to boost visual connections across the canal-side.
