Ryan Companies US (Ryan) has broken ground on a 345-unit multifamily community project at Mueller, in Austin, Texas, US.
Mueller is a mixed-income, mixed-use community on a 700-acre site that housed the former Robert Mueller Municipal Airport.
This project is bound by Berkman, Sorin, Vaughan and McCurdy streets. It is beside the former airport’s control tower structure.
The project comprises two mid-rise, three- to five-story buildings with various exterior architectural elements.
It will also have approximately 2,500ft2 ground floor retail space positioned near the corner of Berkman Drive and McCurdy Street.
Ryan Companies Austin office vice president of real estate development Marcy Phillips said, “This multifamily project will become an integral part of the Mueller community and provide much needed urban housing for the area.

By GlobalData“It really doesn’t get any better than Mueller’s central location, its vibrant mixed-use and the variety of amenities within walking distance. Ryan is thrilled to be part of the community and to get this project underway.”
To allow visibility of the control tower, the two apartment buildings were designed with a backdrop of Berkman Drive .
The buildings are separated by a tree-lined public paseo, which will connect the control tower and an upcoming public plaza to John Gaines Park that is located nearby.
This project will provide a resort-style pool, private courtyards, co-working amenity spaces, outdoor private and gathering areas, pet amenities, bike maintenance and storage facilities, and a rooftop deck.
The project will have one-, two- and three-bedroom apartments and is expected to be completed by late 2023.
Under Mueller’s Affordable Homes Program, households earning up to 60% of the median family income of the Austin area will be allocated 15% of the 345 residences.
The project is being developed and built by Ryan.
Ryan A+E, Inc. will act as the architect.
Lake|Flato, GarzaEMC, Integrity Structural, Aptus Engineering, Land Design and Ink+Oro are serving as additional design consultants.
The project will feature a diversity of eco-friendly elements in an effort to achieve the US Green Building Council LEED certification and an Austin Energy Green Building (AEGB) rating.
