US-based commercial real estate developer Trammell Crow Company (TCC) and Clarion Partners have acquired an 89.6-acre land parcel to construct an industrial park in metro Denver, US.
The 1.17 million ft2 industrial park, dubbed 104th Commerce Park, is located at 104th Avenue to the east of the intersection of State Highway 85 and Interstate 76.
The vacant parcel of land offers prime interstate access, highway visibility, and flexibility for industrial customers. The site is situated in the “first ring” outside of the central Denver.
The zoning of the property allows a wide range of industrial and e-commerce uses, including outside yard capability and substantial trailer storage.
The Class A industrial park will feature five industrial and distribution buildings, which will be built in two phases. There will be places available for small-to-large scale tenants and provides access to the highway.
Trammell Crow Company Denver business unit senior managing director Bill Mosher said: “This site provides a new opportunity for industrial infill development, with an accessible location to reduce drive-times for transportation routes in every direction, and at significantly competitive pricing to the Central Submarket.”

Murray & Stafford will serve as general contractor for the project, while Ware Malcomb and Langan Engineering will be the architect.
