A joint venture (JV) between Kadans Science Partner and Canary Wharf Group (CWG) has submitted a detailed planning application for an advanced life sciences building at Canary Wharf, London, UK.
To be located at Canary Wharf’s North Quay, the new 23-storey tower is expected to become the largest and most technologically advanced life sciences building in Europe.

The 823,000ft² vertical campus has already received an outline planning permission to be developed on a 3.5ha site.
Designed by Kohn Pedersen Fox Associates (KPF), the new life sciences building will allow up to 60% of laboratory space, including chemistry and high-containment facilities, with plans to provide lab space on every floor.
It is designed with efficient floor plates for accommodating different tenant sizes and sectors and will also provide space for businesses to expand.
The new building will have community spaces on the ground and first floors, a café and break-out areas for conferences and meet-ups, and a sky lounge at the top and terrace for the tenants.

Kadans stated that the building would be low carbon, with photovoltaic panels, an optimised façade, heat recovery systems, heat pumps, and energy-efficient MEP systems.
