AYKON City is a $2bn luxury mixed-use project being developed on Sheikh Zayed Road in Dubai, UAE.
DAMAC Properties is developing the project, which features six premium luxury towers for residential, commercial, hotel, and office purposes.
The project will span across a four-million square foot area and is based on a unique concept involving the construction of an entire city-like infrastructure within Dubai.
The development of AYKON City project was launched in February 2016 and is expected to be fully completed in 2021. Handel Architects is the architect for the project.
Aykon City project location and design details
AYKON City project will be located within the 40-million square-feet Dubai Canal Project master community and have an access to the 3.2km-long waterway of the Dubai Water Canal.
Located in the Golden Quadrant, the project is surrounded other iconic developments such as City Walk, the Burj Khalifa, and Emirates Towers.
The design of the towers is inspired by the region’s sand dunes and the glittering quartz crystals. The towers are modelled to flow with one another and are designed using wrapping planes and layered forms to create a dynamic sense of graceful movement while upholding their individual proportions and identities.
Aykon City development details
The Aykon City project is being developed in two phases, with the first phase involving the construction of four towers (A, B, C and D) connected by a central podium. The second phase will further extend the project by adding two ultra-luxury residential towers with 30 floors each.
Tower A of the mixed-use project will be the AYKON hotel and residences tower, which offers elegant service and exclusivity with every detail.
Tower B will be operated by DAMAC Maison and host-serviced hotel residences in 63 floors. Comprising 964 serviced apartments and 324 hotel units, it will be the first of its kind to allow investors own a hotel room. The top ten floors of the building will house 280 hotel rooms, while the remaining floors will be earmarked for hotel apartments and serviced units.
Tower C, to be known as ‘The Residence’, will have a total built-up area of approximately 1.8-million square-feet. The tower will offer one, two, and three-bedroom apartments featuring premium interiors and finishes.
The 60-storey residential building will have a built-up area of 1.7-million square-feet over three basements, ground floor, ten podium levels, 49 residential floors, and a rooftop.
The office tower or Tower D will offer boutique office space with supreme finishes and flexible arrangements. The premises will be complemented by state-of-the-art technology, meeting rooms, and conference facilities.
Aykon City construction
Construction of the raft foundation work for DAMAC Maison hotels and residences building was completed in May 2018. More than 200,000ft³ of concrete was poured for setting the major foundation.
The raft foundation for Tower C was completed in October 2018, for which approximately 288,600ft³ of concrete along with 1,500mt of steel was used. The main columns and core walls of the building will be constructed, following the completion of the raft foundation.
Facilities at Aykon City
The towers of Aykon City will be linked by a central podium named AYKON Plaza, which will be a hub for entertainment and lifestyle comprising swimming pools, spa and beach club.
The centre of attraction of the project is AYKON Dare, the first-of-its-kind tourist attraction in the UAE. It will be situated on the 80th floor of the hotel tower. The tourist attraction will put visitors ‘in harness’ and take them to the edge.
Another feature of the project is AYKONIC DAMAC’s ‘D’, a glass-floored viewing point. The stunning glass pinnacle at the crown of the tallest tower of the development will offer beautiful views of some of the city’s most iconic attractions.
The project also comprises The Club, a residents-only private recreation space offering spectacular views of the surrounding neighbourhood, and a place to relax and socialise.
Contractors involved
China State Construction Engineering Corporation (CSCEC) was awarded the construction contracts for Towers B and C worth AED600m ($163.3m) and AED512m ($139.4m) in March 2018 and August 2018, respectively.
