The Alameda Point mixed-use project is a transit-oriented development located on the site of the former Naval Air Station in Alameda, California, US.
The City Council of Alameda and Alameda Point Partners (APP) are jointly developing the transit-oriented project in two parts, namely Site A and Site B, with a total estimated investment of $1bn.
APP is a joint venture led by Trammell Crow Residential and comprises srmERNST Development, Thompson Dorfman Urban residential development, Madison Marquette, Cypress Equity Investments, and Eden Housing.
The development plan of Site A requiring an investment of approximately $500m was approved in June 2015, and the ground-breaking ceremony was conducted in May 2018.
The project is anticipated to create approximately 2,500 direct construction jobs.
Alameda Point mixed-use project design
The Alameda Point mixed-use project will be located in the heart of the Bay Area, on the island city of Alameda. It will offer waterfront amenities and unparalleled panoramic views of San Francisco.
The project will create diverse housing options, promote sustainability, and propose a state-of-the-art transit system while fostering the economic growth of Alameda.
It will comprise a central axis in the form of a landscaped mall that provides dynamic waterfront views, and a historic reuse neighbourhood. Apart from preserving the site’s existing architecture, the historic district will also incorporate new developments such as an entertainment centre and live-work units.
Facilities at Alameda Point
Site A development of the Alameda Point mixed-use project will include 800 residential units and up to 600,000ft² of commercial space. It will also include parks and open space, and approximately 100,000ft² of resident-serving retail, dining and maker spaces, as well as space for community events and gatherings.
Eden Housing is developing 130 affordable housing units on Block 8 within Site A. Other proposed housing projects include the 200 residential units of Cypress Equity Investors in Block 9, 220 units (Alexan Pan Am) of Trammell Crow Residential in Block 11, and 123 townhomes of Trumark Homes in Blocks 6 and 7.
Site B will include the development of an 82-acre portion of the former Naval Air Station Alameda. The site is proposed for commercial projects aimed at generating significant jobs or creating other catalytic economic benefits.
The project also includes the development of a Seaplane Lagoon ferry terminal at the heart of Alameda Point, which is expected to start transit services to San Francisco in 2020. The ferry service will take less than 20 minutes to travel from Almeda to San Francisco.
Bus rapid transit, last-mile connection to BART, and bike and car-sharing services will also provide connectivity to the mixed-use development. An estimated $100m is proposed to be spent on developing the site infrastructure, which includes transit infrastructure, parks, and other facilities.
Construction works at Site A
Site A is being developed in three phases, with the first phase involving the construction of a mixed-use waterfront project in a 68-acre site. The second phase will involve the addition of another 20 acres to the project in 2018, while the third phase is anticipated to include a hotel and additional commercial space.
Major works include the clearing of the former Navy facilities and heavy industrial equipment, and installing infrastructure facilities such as new water, sewer, electric and gas lines, and paved streets with bike and transit lanes. The works will also include bulkhead upgrades on Seaplane Lagoon for the new ferry terminal.
Contractors involved
APP was assisted by April Philips Design Works, BAR Architects, and BKF Civil Engineers in drafting the development plan for the Alameda mixed-use project. The development plan was endorsed by the Greenbelt Alliance.
APDW designed the ferry terminal, as part of the waterfront park phase one, while Moffatt and Nichol were engaged for marine engineering and design consulting services for the proposed ferry terminal.
BAR Architects is the designer of Alexan Pan Am building, while the joint venture (JV) of Maple Norcal Construction and Suffolk Construction was engaged as general contractors.
srmERNST is building the commercial elements at the Site A development, while PYATOK designed the 200 residential units being built by Cypress Equity Investors.
KTGY Architecture + Planning designed Eden Housing’s housing units and townhomes of Trumark Homes. DLR Group|KwanHenmi was engaged as the concept design architect for Trumark Homes.
Pyatok Architects and JETT LA + Design designed the housing scheme of Block 9.
DeSilva Gates Construction was engaged as the general contractor for the infrastructure for Site A.
Langan was engaged to provide geotechnical, environmental and earthquake/seismic services for the project.
