
Demolition has started on Kerry House, Milestone House, and Trafalgar House in the Spon End area of Coventry, UK, signalling the beginning of a regeneration project.
Housing association Citizen is collaborating with housebuilder The Hill Group to dismantle the buildings, with Coventry City Council, the UK Government’s housing and regeneration agency Homes England, and West Midlands Combined Authority (WMCA) serving as supporting partners.
The works will initially focus on the removal of all fixtures and fittings from the homes before the structures are demolished.
This represents the first phase of a regeneration scheme that aims to construct over 750 homes in three stages.
In the first phase, 158 homes will be razed, and pending planning approval, 261 affordable homes will be erected in their stead.
These will include 209 social rent homes and 52 rent-to-buy homes, which will be let at 80% of the market rent and may later be purchased.
The demolition is expected to be completed by early next year, enabling the construction of new homes scheduled to begin around the same time.
These residences, consisting of one and two-bedroom flats, are anticipated to be finished and handed over to customers by late 2028.
Citizen director of Regeneration Kevin Roach said: “We’re pleased to see demolition work at Spon End underway in the first phase of our regeneration project.”
“We’ve been working hard with our partners behind the scenes over the last few years on this regeneration project, which will transform Spon End by providing more energy-efficient affordable housing, increasing the area and quality of green open space and opening up the area of the River Sherbourne.”

Last month, construction company GRAHAM was appointed to continue work on the City Centre Cultural Gateway (CCCG) in Coventry, following the previous contractor ISG’s entry into administration in September 2024.
