
American company Lovett Industrial, in partnership with a real-estate fund advised by Crow Holdings Capital, has announced the beginning of construction of Interchange 80, an urban infill development in Mesquite, Texas, US.
This Class A logistics facility, situated at the north-east corner of US 80 and 635, represents the last available land site at the interchange.
The development will comprise a 203,169ft² rear-load building, with a 32ft clear height, a 6in reinforced concrete slab, and 40 dock-high doors.
The 14.02-acre facility will also include a 130ft truck court and has the potential to accommodate up to 72 trailer parking spaces, depending on tenant requirements.
Interchange 80 is set for completion in the fourth quarter (Q4) of 2025 and is designed to serve a range of tenants, with space options varying from 67,723ft² to the full building size.
Marketing and leasing activities for the facility will be exclusively managed by Brett Lewis, Taylor Stell, and Alex Wilson from Lee & Associates, a commercial real-estate company.
Texas Capital Bank is providing construction financing for the project while Conlan Construction has been appointed as the general contractor.
LGE Design is leading the architectural efforts, with Kimley-Horn and Associates engaged as the civil engineer for Interchange 80.
