The New Park Village estate in Wolverhampton, UK, has reached a significant turning point as demolition begins to make way for new energy-efficient housing.

This marks the commencement of a redevelopment project aimed at revitalising council housing in the area.

Contractor DSM Demolition has already cleared ‘poor-quality’ bungalows on Valley Road.

The focus is now on Ellerton Walk’s 1960s maisonettes, part of eight linked deck access blocks with integral garages on the ground floor. This demolition, as part of the regeneration process, aims to deliver modern two-, three-, and four-bedroom homes for rent.

The redevelopment will also enhance community amenities, with increased car parking, improved open spaces for the public, a children’s play area, a green gym, and seating all planned as part of the project.

The initial phase of the master plan will see 98 new homes constructed, followed by 83 in the second phase. Additionally, seven new bungalows are set to be built on Longford Road.

Keon Homes, the construction partner appointed through City of Wolverhampton Council’s new development framework, is scheduled to start building the new homes in mid-2025.

The entire redevelopment is backed by a £40m ($49.7m) investment from the council’s Housing Revenue Account capital budget.

City of Wolverhampton Council deputy leader, councillor, and and cabinet member for City Housing Steve Evans said: “We are continuing to invest heavily in new and replacement council housing and these demolition works will pave the way for a very different looking New Park Village that will make a major difference to its residents.

“In the long term, the redevelopment will contribute to the improvement of tenants living conditions with the provision of highly energy-efficient new homes, better play areas and green space creating an environmentally friendly estate.”

Last month, City of Wolverhampton Council unveiled a £98m investment plan over the next five years, targeting the construction of approximately 500 homes.

As part of the Capital Programme for 2025-30, £67m is allocated for remodelling local estates, including New Park Village.

The redevelopment scheme will be executed in phases to minimise the impact on the community.
