St John’s Wood Square Development has appointed Multiplex to manage the shell and core contract for a redevelopment project that will convert the former St John’s Wood Barracks in Westminster, London, UK, into a prime residential area.

Spanning 5.5 acres, the development will have 179 new homes, including 11 townhouses, 109 private apartments, and 59 affordable apartments across nine buildings, with heights ranging from three to six storeys.

As part of the redevelopment, the area’s Grade II-listed Riding School building will also be restored, preserving the site heritage.

Having worked under a preconstruction services agreement with St John’s Wood Square Development since last September, Multiplex will continue its involvement through to the delivery of the development’s shell and core.

The site demolition concluded in May 2023, and the basement construction, carried out by McGee’s, is progressing well.

The completion of the shell and core stage is scheduled for December 2026, with the fit-out phase expected to conclude by December 2028.

St John’s Wood Square Development aims to achieve WELL Platinum and Building Research Establishment Environmental Assessment Method Excellent certifications for the construction process.

The master plan has been designed by Squire & Partners while Wilkinson Eyre is overseeing the heritage works. Andy Sturgeon Design is responsible for the landscaping and EPR Architects has been appointed as the executive architect for the scheme.
