LandsecU+I, the regeneration arm of the UK’s Landsec, has submitted a hybrid planning application for the transformation of Lewisham’s 1970s shopping centre into a new town centre district.

The proposed 17-acre master plan aims to create 1,700 new homes, 445 co-living residences, and up to 660 student beds, furthering Landsec’s residential-led opportunities in London.

The new district will feature eight acres of accessible green space and a public realm, centred around an urban meadow.

Landsec, which has owned the Lewisham Shopping Centre for more than two decades, developed the plans in collaboration with more than 3,000 residents and workers.

The project seeks to retain as much of the existing centre as possible, ensuring it remains operational for the community during phased development.

This approach also aligns with Landsec’s commitment to a less carbon-intensive development.

The new plans include a pedestrianised high street with diverse dining options, a 500-person live music venue to support the area’s cultural scene, and the addition of more than 300 trees and three town squares.

The company’s £10bn ($12.96bn) portfolio includes 22.8 million square feet of retail, leisure, and workspace hubs, with a strong emphasis on decarbonisation, green space, and resource efficiency.
